When they say that SW Florida is like living in " Paradise" it really is true.  We have lived in many locations across the country and there is no where that compares to SW Florida!  Cape Coral sits perfectly located between Fort Myers Florida and Punta Gorda on the West coast of Florida.  We are surrounded by water. This area is known for its 400 miles of waterways.  If you love boating, this is the paradise for you!

As you leave the canals you enter into the Caloosahatchee River.  From there it is a straight shot to popular boatings spots such as Sanibel, Fort Myers Beach, Naples, Seriously, the list goes on!

When you are considering property in our area, take into consideration what kind of property fits your needs and life style the best. 

Let’s start with the "Water Front Property."  We have many different types of waterfront property.  Gulf access waterfront is the most desirable property in Cape Coral.  Gulf access waterfront means that the back yard of your home faces a canal or in some cases the river.  Gulf access waterfront property is always in high demand. Many of the properties on canals have some kind of a boat dock or boat lift.  You may want to consider what kind of boating is right for you as you search for homes on gulf access canals. 

Under the category of Gulf access property we have different variables.  The first is "Direct access."  Direct access is often used to describe sailboat access.  It usually means that there are not height restrictions due to bridges and there are no boat locks to limit the size of your boat.  With all things, there are variables so it is important to check out all   the details as you are searching for a home.

You will find that most fishing type boats fit that are not rigged with down riggers or high tops.  Cruiser boats may be more complicated.  Cape Coral offers canals for all types of boats including sail boats so during your purchase proccess, check your bridge hights. 

Gulf access property that is not direct access can range in price due to the time out to the river.  Some of our gulf access property is behind the boat lock and some is not.  Your journey out to the river can range from 5 minutes to an hour depending on the location of your property.  These are good questions to ask us when hunting for the right home for you. 

Gulf access with bridges is something you will see quit often.  A bridge lends itself to a height restriction for your vessel.  This is not always a bad thing.  Many boats in the area are within the height restriction any way so it is not a problem.  However if you are looking to own a cruiser or a sailboat than this would be a very important consideration for you.  Most fishing boats fall below the height requirement naturally, but the bigger the boat, the higher it may stand.  Things such as downriggers may need to be adjusted to smoothly pass under the bridges. 

Cape Coral also has "Fresh Water Canals."  If you are someone that wishes to have the view of the water, but not the hassle of boating, than this may be right for you?  Most of the fresh water canals are not meant for boating purposes.  There is a string of small lakes that are navigable as well as the canals leading to them.  You should check out the area and the canal system if you are interested in one of these properties.

As you can see, foliage abounds in our area.  For a tropical paradise off water, simply plant foliage.  I have seen some amazing back yards with tropical splendor.  Some palms in our area grow several feet per year.  For lush landscapes around your pool, simply consult your local home depot or lowe's and plant many varieties of colorful plants and palms.  You'll be amazed! 

Cape Coral Birds and Wildlife

As with most areas we have very affordable homes on what we call "Dry Lots."  This term is used to let you know that it is not connected to a canal or a waterway of any kind. However, we do have dry lots in different areas.  Certain areas of Cape Coral are mostly dry lots while other areas may have dry lots in-between two canals.  In most cases this is best for the resale value of your home.  I often encourage owners of dry lot homes to invest in landscaping. You can have a tropical paradise in your back yard in no time. Trees and plants grow very fast down here and most foliage is easy maintenance.
