Living on the water in Cape Coral

Cape Coral, Fort Myers and Sanibel have access to a plethora of beaches, restaurants and fishing spots to fit all of your boating needs. With many barrier islands and inlets to choose from, this area is premium for a boater’s life style. Depending on the area and your taste in homes, waterfront property is starts as low as the mid to high 200’s. But there are only a few fixer uppers at the price.  Cape Coral currently offers waterfront properties ranging from the mid to high 200's up to over a million.  One of the biggest concideration when searching for waterfront homes is the access to the open water.  Keep reading to find out more.

When considering waterfront property, check into the type of boat you own or want to buy.  Waterfront property comes in many forms.  In Real estate terms you may here terms such as direct access, bridges, locks.  These are all things to take into consideration. 

Baoting in Cape Coral Florida

Direct access usually means that you will not have height restrictions due to bridges or power lines.  This property should be considered for those with oversized boats or sailboats.  You may also need deep water access if you are interested in sailing. 

Restricted access or behind bridges isn't always bad.  Height restrictions can run from 8' on up.  Most common fishing boats can fit under many of the bridges.  A 35' Marlago can fit under most bridges in the cape.  What you may have to consider is the occasional high tide or if you have down riggers that need to be adjusted to go under a bridge.  The hard top boats have a tendency to be higher than a canvas top.  Always check these elements when purchasing.  Feel free to ask us any questions regarding bridges and access. 

Some property is simply far out to open water.  You find this in the North section of the SW Cape.  There are a handful of properties that are a great buy but your access may take up to an hour or so to get out to the open water.  For leisure boaters this is not a problem, it can actually be a pleasure to enjoy the slow ride.  It all depends on you and what you like. 

Boating in the Cape

There is a boat lock located off of Chiquita Blvd in Cape Coral.  Many homes in the Southwest part of Cape Coral access through the boat lock.  The lock fits up to 4 or so boats at a time.  It is pretty easy access in and out.  Some time restrictions apply.  Large vessles can pass through the boat lock.  We are happy to check any specks needed to ease your mind before purchasing a home.
